New Consumer Agency Law - March 31, 2000

Act 112 took effect in Pennsylvania on Thanksgiving Day, 1999. It requires all real estate agents to provide consumers of real estate services - buyers and sellers - a copy of the "Consumer Notice" which describes duties of agents, whom they represent, and details changes to previous law. Agents are required to provide this notice to consumers the first time they discuss information pertaining to a particular Buyer or Seller, and consumers are required to sign this notice as proof of their notification.

* Seller Agency - Sellers choose an agent to represent them when they sign a listing contract for the sale of their home or other real property.

* Buyer Agency - Buyers choose an agent to represent them when they sign a Buyer Agency Contract indicating a particular agent to assist them in their property search and purchase.

Today's Real Estate Market-2011

Up until five years ago we experienced a "Seller's Market". Owners lost any incentive to prepare their homes for sale since they seemed to sell in the first week or two if not the first day or two - and often for list price or even above - whether they spruced things up or not. Buyers had to be among the first to be alerted to a new listing on the market to even have a chance to submit an offer to purchase. And every time a new house came on the market, the asking price was higher than the last home sold.
That was then. This is now. Some homes are lingering on the market because they are priced too high for current market conditions. Even more are experiencing longer "days on market" & steadily lowered prices because their owners failed to realize that they must now make an effort to put their best foot forward if they want to receive the highest price in the most convenient timeframe. Choose a Realtor who knows your market area well and allow that person to advise you what should be done to make your home competitive in today's Market!
